Wethersfield, Conn. — New England Retail Properties has arranged the sale of six retail properties in Connecticut net leased to Smithland Supply. Matt Halprin of Wethersfield, Connecticut-based New England Retail represented the sellers — Retail Property One LLC, Retail Property Two LLC, Retail Property Three LLC and Retail Property Four LLC — in the transactions. Previously operated as Agway stores, the freestanding Smithland Supply properties are located in Manchester, Southington, Bethel, North Haven, Middlefield and North Branford, Connecticut. The properties were acquired by Trio Fund I CT Portfolio.

The properties, all of which are net leased to lawn and pet products retailer Smithland Supply, are located in Manchester, Southington, Bethel, North Haven, Middlefield and North Branford. Matt Halprin of New England Retail Properties represented the sellers in the transactions.

MANCHESTER, CT — The property at 33 Adams St. in Manchester that hosts the local Smithland Supply outlet has been sold by Halprin of New England as part of a six-parcel, $10.5 million package.
Matt Halprin, president and COO of New England Retail Properties Inc., made the announcement Friday. He exclusively represented the sellers in the sale of six Smithland Supply Retail locations, all located in Connecticut.
The free-standing Net leased locations were previously operated as Agway Stores and operate as Smithland Supply.
Aside from the Manchester location in the Buckland Hill section of Manchester, the package consisted of locations in Southington, Bethel, North Haven, Middlefield and North Branford.
The original owners are based in Guilford and Agway Stores for more than 25 years before selling their interests in the company [...]

A Southport-based investment trust, Trio Fund I CT Portfolio, has purchased a package of six former Agway stores for $10.5 million.
The pet and garden retail stores, which operate under the name Smithland Supply, are in Manchester, Southington, Bethel, North Haven, Middlefield and North Branford.
The previous owners decided to sell the business over the last two years. The sellers — Retail Property One LLC, Retail Property Two LLC, Retail Property Three LLC and Retail Property Four LLC — are controlled by John and Terry Bergantino of Guilford.
The sale was announced by New England Retail Properties Inc. in Wethersfield, which brokered the transaction. Matt Halprin, president and COO of the company, represented the sellers.

Dunkin’ Donuts property in Rocky Hill sells for $1.5M

A Dunkin Donuts location just off Interstate 91 in Rocky Hill sold for $1.5 million in late December.
Cromwell-based Tres Trai Realty LLC paid $1.5 million for a half-acre retail property at 767 Cromwell Ave. in a deal recorded Dec. 22, according to town records. The property hosts a roughly 1,806-square-foot restaurant building built in 2006.
The property was sold by a limited liability company controlled by New England Retail Properties, a Wethersfield-based commercial retail brokerage and development firm. That limited liability company purchased the land in 2004, according to town records.
Attempts to reach Edward Pine, principal of the buying limited liability company, were not immediately successful Monday. An individual who answered the telephone at the Rocky Hill location said Pine had owned the business prior to December.
